UK rent guarantor FAQs

Common questions about using opndoor as your UK rent guarantor.

What is a professional rent guarantor service in the UK?

A professional guarantor is a paid service that stands behind a tenant on a UK tenancy in place of a friend or family member. opndoor is a UK professional guarantor for tenants, students and international renters who would otherwise be asked for a personal UK guarantor or rent in advance to secure a let.

Can I rent in the UK without a guarantor?

Many letting agents, landlords and build-to-rent operators ask for a UK-based guarantor when income alone does not satisfy referencing. If you cannot provide a personal UK guarantor, opndoor can act as your professional rent guarantor, subject to approval through the income, savings or student route.

Can international students and tenants apply?

Yes. opndoor is widely used by international students and international tenants moving to the UK who do not have a UK credit file or a UK-based guarantor. International tenants are assessed through the student or savings route, depending on circumstances.

Will my agent see my financial documents?

No. Your bank statements, payslips and savings history are uploaded directly to opndoor and reviewed by our team. Your letting agent or operator only sees the outcome of your guarantor application and the guarantee documents if you are approved and decide to proceed.

How much does a UK rent guarantor cost with opndoor?

You pay a £20 non-refundable application fee to apply. If approved and you decide to proceed, the guarantor fee is equivalent to one month’s rent and covers the initial 12-month period from move-in. See pricing for the full breakdown.

Is the £20 application fee refundable?

The £20 application fee is non-refundable, including in cases where the application is not approved. The fee covers the cost of reviewing your file and verifying the documents you provide.

What if I do not have a UK credit history?

Not having a UK credit file is not an automatic decline. International tenants and people new to the UK can still be assessed for an opndoor rent guarantor through the income, savings or student routes.

How long does an opndoor guarantor application take?

Most online guarantor applications receive a first response within a few working days. Timing depends on how quickly the requested documents are provided and verified by our team.

What does the rent guarantee actually cover?

If approved, opndoor stands as the professional rent guarantor on your tenancy for the initial 12-month period from move-in. Specific terms, including obligations relating to unpaid rent, are set out in the guarantor agreement you sign before guarantee documents are issued to your agent or operator.

Can I apply if I am on benefits?

Yes. Benefits income is accepted where it can be evidenced and meets the income route threshold. We will look at your overall situation, including any other income, savings or student status.

What happens after the initial 12-month period?

The opndoor rent guarantee covers an initial 12-month period from move-in. Renewal, extension or replacement arrangements are agreed between you, your letting agent or operator and opndoor closer to the time.

I have an active CCJ. Can I still get a rent guarantor?

Active CCJs, bankruptcy, an IVA or significant unpaid rent arrears may affect eligibility. We recommend telling us early so we can review your situation properly. Approval is not guaranteed.
