Does opndoor replace our existing referencing provider?

No. opndoor sits alongside your existing referencing and your CRM. It is the route for tenants who would otherwise need rent in advance, fail referencing on income alone, or simply not have a UK guarantor available.

Who pays opndoor under the BTR or PBSA model?

The tenant pays opndoor a guarantor fee on approval. There is no charge to the operator. Commercial terms, including any partner commission for direct-let schemes and exclusivity arrangements, are agreed during operator onboarding and vary by portfolio scale.

How quickly will we know if a tenant is approved?

Decisions are typically same-day, and often near-instant where the tenant connects open banking, open payroll or consents to a credit check. The biggest variable is how quickly the tenant supplies their information, not how long we take to assess it.

Do students need to satisfy the income requirement?

No. Students, including international students, are assessed through a dedicated student route rather than the standard income test. The route is built around academic tenancy terms, including nominations and re-let cycles.

What documents does the operator and lease pack receive?

Where approved, opndoor issues a professional guarantor agreement covering the initial 12-month period from move-in. The agreement is filed alongside the lease. Aggregate reporting is available at building, scheme and operator level via the operator portal.

How does this fit with the Renters Rights Act?
