BRIGHT MOVE TERMS & CONDITIONS

1. Introduction

  • you have read the Auction Terms & Conditions in full
  • you have reviewed the Buyer Information Pack or instructed a solicitor to do so
  • you understand the Reservation Fee or Reservation Deposit is non-refundable
  • you are financially capable of proceeding with the purchase

16.3 Auction bids placed through the website or platform (manual or automatic) are legally binding if accepted.

16.4 Bright Move reserves the right to request identification, AML documentation, and proof of funds before allowing you to bid.

16.5 Bright Move may suspend your bidding ability if:

  • you provide false or incomplete information
  • verification cannot be completed
  • you breach any website Terms

16.6 Online bidding is subject to system availability; Bright Move is not responsible for:

  • loss of internet connection
  • device failures
  • network delays

17. Estate Agency Sales – Non-Auction Properties

18.4 Bright Move is not liable for delays caused by tenants, referees, credit-check partners, or third-party referencing services.

19. Lettings – Landlord Services

19.1 Landlords may instruct Bright Move through the website to:

  • list rental properties
  • find tenants
  • perform tenant referencing
  • manage rent collection
  • manage maintenance requests
  • conduct inspections
  • create tenancy agreements
  • provide full property management services

19.2 By submitting instruction forms, landlords confirm that:

  • property information is accurate and lawful
  • they have authority to let the property
  • the property meets legal requirements (EPC, Gas Safety, EICR, smoke/CO alarms, licensing if applicable)

19.3 Landlords are responsible for ensuring statutory compliance. Bright Move may refuse to market non-compliant properties.

19.4 Fees, commission, and service terms are governed by the Landlord Agreement, which takes precedence over these Terms.

20. Property Management Services

20.1 Where Bright Move provides property management services, the website may be used to:

  • report maintenance issues
  • submit inspection notes
  • upload documents
  • arrange access for contractors
  • manage tenancy renewals

20.2 Bright Move is not responsible for:

  • contractor delays
  • availability of tradespersons

21. Valuation Requests & Online Forms

21.1 By submitting valuation or enquiry forms, you agree that Bright Move may contact you for further details.

21.2 Online valuations are estimates only and do not constitute professional appraisals.

21.3 Bright Move may decline valuation requests where insufficient information is provided.

22. Payments Made Through the Website

22.1 Some services may require online payment, including:

  • Reservation Fees / Deposits
  • holding deposits (where applicable for lettings)
  • tenant application fees (if legally permitted)
  • landlord service fees
  • property management charges

22.2 Payments are processed through secure third-party providers. Bright Move does not store full card information.

22.3 Bright Move is not liable for:

  • failed transactions
  • payment gateway errors
  • bank or card provider issues

23. Intellectual Property Rights
