Selling at auction has several advantages. Firstly, it’s quick, as once the auction date is set, you know when your property will sell. Secondly, it’s transparent, as you can see the real market value of your property. Finally, it’s secure because the moment the winning bid is accepted, the buyer is bound, reducing the risk of delays or fall-throughs.

The Non-Refundable Reservation Fee is required for most auction properties and secures the property exclusively for you during the reservation period. This payment shows your commitment as a buyer and later covers the seller’s auction-related costs, such as fees for the listing agent and Auctioneer. The fee is paid on top of the final purchase price, calculated as a percentage of the sale price (with a minimum amount specified on the property listing). Please note that the Reservation Fee is also included when calculating Stamp Duty. Full details can be found in the "Fees & Charges Explained" section on the property page.

The Reservation Fee percentage differs depending on the property. You should always review the "Fees & Charges" section within your Buyer Information Pack, which is accessible from the property’s profile page. In cases where a Reservation Fee is not applicable, a non-refundable Reservation Deposit will be required instead.

A Reservation Deposit applies to auction properties that do not charge a Reservation Fee. These properties are clearly highlighted in red below the starting price. Similar to the Reservation Fee, this deposit is non-refundable, reserves the property for you, and is calculated as a percentage of the purchase price. It also contributes toward the final payment upon completion. The exact percentage varies per property.

Yes, there is a fixed fee of £349 (including VAT) for the Buyer Information Pack. This cost is separate from any Reservation Fee or Reservation Deposit. We recommend including this amount in your total budget before you place a bid.
